In order to provide clients with valuable advice, a strong familiarity regarding radon and how it affects the buying and selling of properties is essential for real estate professionals. Radon can infiltrate properties and is recognized as a human carcinogen that is one of the biggest causes of lung cancer (second only to tobacco smoking). As a result, before buying a property, clients will want to know the radon levels to ensure they can make educated decisions. Clients tend to walk away from deals and agents that exhibit a poor understanding and a non serious attitude towards radon. Radon may act as an obstacle in the purchase or sale of a property, a real estate agent who is knowledgeable in this area can therefore sidestep potential hurdles. It is essential to understand when to raise radon-related issues and to know how to answer any concerns and questions that potential customers might have. Furthermore, an agent needs to know when radon testing is necessary and how to arrange for reliable radon testing.   • Commonly used test methods;
  • EPA Radon Zone maps for Maryland;
  • Licensee and seller disclosure responsibilities pursuant to State law, residential remediation methods;
  • MAR and GCAAR Contract provisions and Addenda dealing with radon contingencies; and
  • Montgomery County Radom Law 40-13C requires seller-performed radon testing, effective October 1, 2016
